Permits are required to repair, construct, enlarge, alter, or demolish a building or structure; change the use or occupancy of a building or structure requiring greater strength, exit, or sanitary provisions; or to install or alter any plumbing, electrical, mechanical equipment or systems. In accordance with Act 45 as mandated by the State of Pennsylvania, South Londonderry Township follows the Uniform Construction Code (UCC) as the standard for building, construction, remodeling, and repairs. The intent of the Township's Building Codes and Zoning Laws are to ensure public safety, health, and welfare. An application for a permit is to be filed with the Township and no work shall commence until permit is issued.
Presently, building inspections and plan reviews are completed by a third party agency under contract to the Township. ABI and Commonwealth Code Inspection Service are agents of the township and endure that any construction activity taking place meet the requirements set forth in the adopted building codes.
As a reminder, all contractors who perform more than $5,000 of work each year must register their business or themselves with the Pennsylvania Attorney Generals Office.
Code Ordinance Complaint Form: The Township requires that any code enforcement complaint be submitted to the Township office in writing. It will then be forwarded to the Township Zoning Officer or other Township official for appropriate action.

Know Your Property – Easements & Right-of-Ways
If you weren’t provided a plot plan or deed for your property, now would be a good time to obtain a copy, before building begins. Many residents are suprised to find that there are sizeable areas along their property that, although they maintain by cutting grass, etc., they are limited as to what else can occupy this designated area.
These areas are usually reserved for underground utility lines or waterways and allow space for crews and equipment to work on repairs if needed. Thus the erection of any structure, permanent or temporary, may be restricted. Various information about your property can be found at the Lebanon County-City Building, either at the Recorder of Deeds, Assessment office, or Lebanon County Planning Department.
